I understand that making the decision to move can be difficult - leaving a home, schools, friends, neighbours, familiar surroundings. However, moving can also be exciting - full of new beginnings, new jobs, new adventures. That's why choosing the right realtor is such an important part of the moving experience...a realtor that takes the time to listen, while offering service and results. Listing Your Home Establishing The Price Of Your Property Experience has taught me that an overpriced property only serves to help sell the 'competition' in your neighbourhood. The longer a home sits on the market, the lower the eventual selling price is. The final decision regarding listing price is yours. That is why I believe that by providing you with as much information as possible, you are able to reach an informed decision about what asking price is appropriate. Setting Up The Right Marketing Plan I will explain the listing form prior to you signing and write a listing that describes your property to its best advantage. There will be a review of the property information and I will obtain copies of receipts, utility costs, surveys, etc. The listing will be promptly delivered to the Real Estate Board for fast exposure to all members of the Multiple Listing Service (M.L.S.). Also, additional pictures and descriptions will be submitted tot he Real Estate Board. This allows potential purchasers to review more fully the details on the Internet or the Board's 'Reilink' program. The 'For Sale' sign will be installed on your property. It is the 24 hour sales advertisment to attract potential purchasers already interested in your neighbourhood. A photo of your home will also be displayed in the fron t window of our two Judy Marsales Real Estate Ltd., Brokerage offices. I will then arrange for keys and/or lockboxes. An Agent's Open House will then be scheduled to present your property to salespeople who may be showing homes to clients in your area. Public Open Houses (if desired) will also be held as required. In addition, your home will be advertised regularly in the Hamilton Spectator, the monthly magazine New & Re-Sale Homes, monthly ads in the Flamborought Review, and bi-weekly ads in the Real Esate News and Buyers Guide. Placement of advertisements is at the discretion of the salesperson and vendor as outlined in our corporate advertising guidelines. Negotiating/Closing Your Deal What Are The Costs Involved?
